Many Sellers believe that fall isn’t the best time to list their home, because the real estate market tends to slow down. Although it typically slows a bit, there are actually several big advantages to selling your home in fall!

In fact, the fall real estate market is almost always a great season to sell, and it’s the 2^nd best time during the year to do so. Can you believe it? Think about it, families are returning from their summer vacations and the holidays aren’t quite on us yet. Plus, the weather makes most people so excited to be out!

Here’s our Top 5 Reasons Why Selling this Fall is a Great Strategy:

1. Inventory is at an all time low, meaning less competition for you! Did you know that According to the Atlanta REALTORS® Association, New listings only totaled 4,951 in August, down 4.1% from the previous month? Plus, Atlanta area housing inventory only totaled 15,237 units in August 2017, a 4.7% decrease from August 2016.

2. Low interest rates and high rental rates are causing more buyers to consider purchasing. Even though there are typically fewer buyers in fall, buyers tend to be more serious. Plus, Buyers who were unable to find homes in spring and summer due to such a competitive market are still on the search for their home.

3. Appraisals tend to be more favorable after the summer market. After a competitive spring and summer driving up prices, your home value will likely also come in higher.

4. Tax Driven sales must close before December 31st. In order to qualify for the Homestead Exemption, Buyers must reside in the home on January 1^st for the year in which they are applying, encouraging them to close before Dec. 31^st.

5. Home for the holidays. Buy or sell in fall and you could be nicely situated in your new home for the holidays before the winter weather hits.

According to the Atlanta REALTORS® Association President Bill Rawlings, “Atlanta’s new listings have lagged behind the number of homes sold for a few months, which is keeping the housing market competitive. Nevertheless, sales are very strong, and we continue to be in a seller’s market in most price range across the city.”

Seller & Buyer – Sold in Roswell, Martin’s Landing & Purchased on Lake Lanier

Home Jake sold in Martin’s Landing; 9370 Martin Road

BIG congrats to Jake! He not only sold his first home, he purchased a new home on Lake Lanier! We’re super excited for him on his new adventure!

When Jake came across a property on Lake Lanier that came with a dock permit, he was determined to do whatever it took to get the property. It’s nearly impossible to get a new permit for a dock on Lake Lanier.

In September 2016, The U.S. Army Corps of Engineers stopped issuing new dock permits on the lake, having reached its limit at 10,615 with over 100 applicants on the waiting list, so when you get the opportunity to purchase a home with one, you go for it!

Not only did Jake have to make it through inspections on his new lake property to be sure the investment was worth it, we also had to sell his current home for the right price ensuring he achieved the necessary profit for his new investment.

Oh, did we mention the property Jake set out to purchase was actually two lots being sold together with a house desperately needing some TLC? Yep, that’s a doozy! It took a little creativity to create a contract protecting Jake through the inspections, ensure the dock permit successfully transferred with the sale and figure out the right loan.

We connected Jake with a lender and closing attorney who were up for the challenge, and we were able to get his current home under contract in 2 weeks, coordinating the sale so Jake had the funds prior to closing on his new properties.

Extremely determined and with the right team in place, Jake was able to snag the property for an unbelievable price! Although we’re sure it was a bit stressful on Jake at times, we truly believe it was well worth it, and we’re sure glad he made it through!

He has some big renovation plans, and we can’t wait to see how it all turns out. We truly believe he has the potential to make a great home and generate a nice profit in the future.
