Tax Assessments – Appeal or Not?

If you’re reading this article, you were likely hit hard by the recently released property tax assessments. Don’t worry, you’re not alone; many residents are feeling the pinch.

With the rise in property values and to catch up with their valuations, many homeowners are seeing an increase in property taxes. Some are even seeing very dramatic increases, especially if they haven’t seen an increase in several years.

So what can you do about it? You might be able to appeal! Keep your money in your pocket, not in Uncle Sam’s! Here’s what to do:

Review the assessment carefully. If you feel it’s inaccurate, click the link for your county below for information on the appeal process.

If you do not agree with your home’s fair market value shown, you have 45 days (in both counties) from the date shown on the notice to appeal.

Reason for appeal:

*A mistake – they made a mistake; incorrect data on your property

*Comparable homes in your neighborhood received lower assessments

*Your home’s market value is incorrect

Tanner and Kimberly originally started their home search looking for a single-family house, however after chatting with them about their wants and needs, we realized a townhouse was a much better fit for their lifestyle.

Just like many other buyers, low inventory and high competition made it tough for Tanner and Kimberly to a home. I know, I know, again with the competitive market talk, but it really is tough being a buyer in a low inventory market!

Although the market is challenging, Tanner and Kimberly knew that owning a home was a much smarter financial decision vs. renting, so they hit the market head on, and we were able to find them a gorgeous townhouse in their ideal location!

SOLD! Congrats, Jessica!

So how did we help our close friend, Jessica (aka Jmad), achieve $15k higher when selling her condo than her original goal? Here’s the inside scoop:

Jessica reached out to us several months before she was actually ready to put her condo on the market. By looping us into the process early, we were able to work with her to help her prep her condo for sale to ensure she achieved top dollar.

We met with Jessica at her home to help her decide what upgrades and repairs to make. We also suggested contractors that were able to perform the work quickly and affordably. Jessica opted to install new carpet on the stairs and top floor. She also installed all new windows. Both updates were big selling features.

After Jessica completed the updates and a few minor repairs, we met with her at her home again to go over staging the property to ensure it showed at its absolute best while on the market. Since Jessica has great style, we were able to use her existing furniture for staging. We rearranged her pieces, opening up the space to create a more spacious layout and a more airy feel.

We also discussed the current market with Jessica, shared with her what comparable homes were selling for in her neighborhood and helped her set a fair yet competitive list price. Setting the right price is key. Overpricing may cause your home to grow stale while under pricing might leave money on the table. With Jessica’s updates and repairs, we were able to list for $10k higher than her original list price.

We utilized our marketing strategy to create high interest and generate multiple offers. Within 24 hours, Jessica was under contract for $5k higher than list price, thus bringing her grand total to $15k higher than her goal.

Together with Jessica’s cooperation on following our tips and guidance, we were able to help her achieve the highest dollar possible while ensuring a smooth transaction from start to finish.
